The hearing was called to order at 8:14 p.m.

Applicant seeks two findings and a special permit relative to proposed expansion to a structure on a nonconforming lot.  Property is located at 11 Chase Dr. and is situated in the Rural 2 Zone within the Surface Water Protection District.

Applicant provided the Board with new plans dated 03/04/05. Showing the changes with the garage doors instead of two doors there will be one door for the two car garage and the redesign of the master bedroom suite.

 

Board reviewed the new plans with the Applicant.

 

Joe Hogan, 13 Chase Dr. reviewed the new plans and sees no problem.

Noted due to the lot dimension it makes it very difficult  for Applicant to further comply.  The lot is an unusual shape.

Applicants seek two findings and two special permits relative to proposed expansion in a structure on a nonconforming lot.  Property is located at 14 Tall Tree Road and situated in the Rural 2 Zoning District within the Surface Water Protection District.

Board of Health letter dated 03/07/05 read.  Stating permit #8187 has been issued for the septic tank upgrade.

 

Conservation Commission letter dated 03/08/05 read. – No objections

 

Applicants described s plans to add a second story. On the second floor there will be 2 bedrooms, office, full bathroom and a master bedroom with a full bathroom.  On the first floor the three old bedrooms will be turned into a great room and the full bathroom will be turned into a half bathroom.

 

Existing sq. ft. is 1450 and proposed sq. ft. is 2600.  It is a 80% increase.
